We would prefer to move but after having a quick look around, we might have to move quite a way away to get the kind of place we want. So we want to just sit tight until something decent comes up.

Some of you sound like you have awesome landlords. i told my landlorsd in japan and they kept lecturing me about carrying things when I was pregnant (walked home past the office) "Lizu-san, too heavy too heavy!!" - as I carry a loaf of bread. and they touched my stomach a lot and giggled. and then had Jake as a baby on their cell phone background. they were all very cute.

In NZ, was never preggers when we moved and the landlords to tell the truth were fighting over us when we were looking for a place. Ok, kids make mess, but most families are long-term renters and keep the place in good condition.

Our landlords/landlords family were told we were expecting - but then again they are all our neighbours so it would have been hard to hide down the track.

Though if your agreement states how many people live in the house, you are obliged to tell them if you're 'shifting' another person in.  If they want to move you on, they need to give a great deal of notice (unless the landlord themselves or a close family member of theirs is going to be the next tenant, in which case I think it's only about 6 weeks), and there'll be plenty of time to find a new place, which if you want to leave anyway, could work out alright for you.  I've been a tenant and a landlord, and can say that as landlords we never considered asking someone to leave when they had a baby while living there.  It's never been a baby who's damaged the property anyway - always older kids or the adults!

I think if you're comfortable with telling your LL the situation then go ahead, but you shouldn't be obliged to. Although the tenancy agreement may say X number of occupants, that is more a guide for how many adults/older children in the house. Our landlord has specified in the rental agreement that there are two occupants in the house so I guess we will need to tell him. Although there wasn't a limit as such written in there.

I don't think he'd be worried about damage as most of the place is tile but there is only a thin wall between us and our neighbours and they already moan because they can hear us talking. They'll love it when we have a newborn crying at all hours This is one of the main reasons we want to leave.

ok here is a landlords perspective.....

We rent to people we have vetted carefully. If you are staying long term and dont have kids we would like to know if you do have them - cause guess what not all landlords want to rent to young kiddies!! Will depend on the house and the landlord. there can be a lot of damage done.....and you will be liable for it - one of our tenants just learnt what an expensive carpet ($1000 for one room) it can be when your child draws on carpet with felt pen and then you try and bleach it out!!!

Also - your rent agreement might have max of two people listed. Baby makes three so suddenly you are in breach of your rental agreement. Let them know and add in bubba. Youd let them know if you got a cat or dog and in breach of agreement wouldnt you?

What if you want to put on locks or gates etc that rquire some screws etc, or decorate a nursery - let the landlord know - they might say yes to a few more holes etc in the circumstances.

We only told the landlord in our old place when it meant we had to move house coz the place wasn't big enough and the new landlords obviously knew coz I was 24 weeks when we moved in and well showing!
I guess it depends on what sort of relationship you have with your landlord whether you tell them or not, you're not obliged to altho if your tenancy agreement specifies a maximum # of occupants and bubs will exceed that you do have to tell them. Not at all! This has nothing to do with the landlord unless you don't think you will be able to make the rent payments anymore. I don't think you have to tell them - but i'm sure someone will know if you have to. When I was expecting Andrew we were looking for a new place to rent as we were renting a shoebox flat and wanted a house, so when we were looking for a house I was showing so it was a little hard to hide.

We currently rent a place and are wondering what our obligations are to the landlord. Do we have to tell him that we're expecting? If yes, is there a time frame that you have to let them know by? And do they have the right to ask us to leave because of it?
