So we want to just sit tight until something decent comes up. <br /><br />Some of you sound like you have awesome landlords. Ours seem okay but we've only spoken to them a couple times in total since they bought the place in March.]]>

Ok, kids make mess, but most families are long-term renters and keep the place in good condition.<br /><br />am blathering now and will stop.]]>

    <![CDATA[<strong>Author:</strong> <a href="https://www.ohbaby.co.nz/forum/member_profile.asp?PF=10436">Andie</a><br /><strong>Subject:</strong> 10984<br /><strong>Posted:</strong> 25 September 2007 at 9:06am<br /><br /><P align=left>Though if your agreement states how many people live in the house, you are obliged to tell them if you're 'shifting' another person in.&nbsp; If they want to move you on, they need to give a great deal of notice (unless the landlord themselves or a close family member of theirs is going to be the next tenant, in which case I think it's only about 6 weeks), and there'll be plenty of time to find a new place, which if you want to leave anyway, could work out alright for you.&nbsp; I've been a tenant and a landlord, and can say that as landlords we never considered asking someone to leave when they had a baby while living there.&nbsp; It's never been a baby who's damaged the property anyway - always older kids or the adults!&nbsp; </P>]]>

Although the tenancy agreement may say X number of occupants, that is more a guide for how many adults/older children in the house. When i was pregnant with Kahtrell we were in a 2 bedroom unit, however the LL was selling it behind our back and then had the nerve to say we were going to move anyway because of the baby! </strong></font>]]>

Although there wasn't a limit as such written in there.<br /><br />I don't think he'd be worried about damage as most of the place is tile but there is only a thin wall between us and our neighbours and they already moan because they can hear us talking. They'll love it when we have a newborn crying at all hours <img border="0" src="https://www.ohbaby.co.nz/forum/smileys/smiley2.gif" border="0"> This is one of the main reasons we want to leave.<br /><br />So I guess if he wants us out once we tell him, then he has to give us the usual notice??]]>

If you are staying long term and dont have kids we would like to know if you do have them - cause guess what not all landlords want to rent to young kiddies!! Will depend on the house and the landlord. there can be a lot of damage done.....and you will be liable for it - one of our tenants just learnt what an expensive carpet ($1000 for one room) it can be when your child draws on carpet with felt pen and then you try and bleach it out!!!<br /><br />Also - your rent agreement might have max of two people listed. Baby makes three so suddenly you are in breach of your rental agreement. Let them know and add in bubba. Youd let them know if you got a cat or dog and in breach of agreement wouldnt you?<br /><br />What if you want to put on locks or gates etc that rquire some screws etc, or decorate a nursery - let the landlord know - they might say yes to a few more holes etc in the circumstances.<span style="font-size:10px"><br /><br />Edited by Bombshell</span>]]>

    <![CDATA[<strong>Author:</strong> <a href="https://www.ohbaby.co.nz/forum/member_profile.asp?PF=207">Maya</a><br /><strong>Subject:</strong> 10984<br /><strong>Posted:</strong> 24 September 2007 at 8:05pm<br /><br />We only told the landlord in our old place when it meant we had to move house coz the place wasn't big enough and the new landlords obviously knew coz I was 24 weeks when we moved in and well showing!<br />I guess it depends on what sort of relationship you have with your landlord whether you tell them or not, you're not obliged to altho if your tenancy agreement specifies a maximum # of occupants and bubs will exceed that you do have to tell them. In our old place we dealt with a property manager so it was more of a professional relationship, but our landlords here are lovely and we have a more personal relationship with them, they bought pressies for the gremlins when they were born and their daughter came to Maya's birthday party so I think I'd tell them out of courtesy.]]>

Do we have to tell him that we're expecting? If yes, is there a time frame that you have to let them know by? And do they have the right to ask us to leave because of it?<br /><br />We have started looking for a bigger, more child friendly place but it doesn't look like its going to be easy so we want to keep our options open.]]>
