I have friends that have moved down and they love the lifestyle but are finding they can't earn the money they did up here. Their plan was to sell up in Auckland and buy freehold down there but their cost of living is quite high, even if they didn't have a mortgage (four kids) so he's renting out the house here to cover their rent and his board in Auckland through the week so they can get the Auckland income for a few more years. I guess once the kids leave school he will permanently move down there and look for local work.

Having said that it is a beautiful place, great beaches, nice cafe's, plenty to do, safe for the kids to ride bikes around the streets and so on. I live in Brookfield/Otumoetai.
7 minutes drive to the city centre, good shops, cafes, restaurants. Nice movie theatre.
Awesome weather all year-round (compared the the southern half of the N.I - I grew up in Wellington, so anything's better ).
Mount Maunganui/Papamoa is 20-30 mins drive away.

Rotorua is 45 mins away, Taupo 2 hours, max.

House prices suck everywhere at the moment, but they're better than they were. The city is growing rapidly, so values continue to rise once you buy.
(We bought our house 6 years ago, it's almost doubled in value in that time).

Tonnes of good schools, parks, amenities, etc.

Sure, income isn't (generally) as good as Auckland, but the cost of living balances that out.

Have you checked out the incomes down there? We have a house down there and when we were looking at moving down we were looking at 35-40k a year drop in our combined income then Dh got an increase that pushed this up even further so we have stayed in Auckland for now.

If income isn't an issue I say go for it. The lifestyle is great down there, much more laid back. I was down there working for a while before we decided to stick it out in Auckland and felt really relaxed and because it was only taking me 15mins to travel to work i felt like I had loads of spare time in the evening, life felt less rushed. Great place to be a growing family too I reckon.

Hey, obviously the BOP people are too busy at the beach.

If you are from Auckland, like I was you will find the traffic in Tauranga not a problem, maybe an extra 10 minutes on your trip in peak times, People in Tauranga think the traffic is mad, but really compared to Auckland, its nothing. From Papamoa it will take you at the most 20-30 minutes to get the centre of town in peak traffic. and 15-20 in normal times.
I think most of the bay is a great place to live, the only area I would steer clear of is merivale (the realestate agents call it parkvale). But thats in Tauranga.

Papamoa is a great area, really good schools and there is a plan to build a high school there, and they are getting a pak'n'save built currently, which I am stoked by (very sad).

Anyway, I love living in the bay, and houses are really reasonably priced, tho we are in Te Puke so they are slightly cheaper.

Hi there,

Happy Holiday Season! Hope you had a great Xmas!

DH and I have been thinking of moving out of Auckland for quite some time now. Just too damn expensive to buy a house here! We want to be able to live as well.

We are thinking of moving to Tauranga, Papamoa as looks like houses are reasonable and the lifestyle is nice.

Just wanting to know if anyone who lives there can give me some info on traffic, travelling times from Papamoa to city. What areas are nice to live in or definately avoid?

Anyone moved down from Auckland/North Shore?? Whats your thoughts?
