havent read most of the posts on here....but -

you know me and I turned out ok (i think!) and I grew up in Conifer (schools good and a nice community spirit!!!) - "the environmental subdivision" as it used to be advertised at the movies in the 80s! LOL!

you know where I work - and have to say Hillpark is a nice pocket as is the gardens...but it is a pocket of the rest of it!!! Ill give u moreeinsight into areas around there if you want - email me!

I adore east auckland....kinda a new conifer but with loads more to do. I do miss conifers laid back nature and walks etc...and occasionally youll find me lunching by the water there!

East auckland also has pockets tho - and be VERY careful with school zones if you want a better school than another....they can be rigidly tight zones!

I have personally NEVER wanted to live on north shore...not me at all! and dont like west auck (started there and took DH from there!) and am not an older style house person so ignored onehunga etc etc as options too....and you could not pay me to live in mangere!!!! Pukekohe has some lovely pockets and good schools - check as a couple are not so geat!!! Papakura Im not so fond of....again email me if you want to chat more!

I live in Manurewa and am very happy here, and I'm central too.

Parts like Wattle Downs and the Gardens are really nice and have brand new primary schools. We both have family out here and made the decision to move back to an area where we could afford to live, where as if we had stayed closer to town where we were before we would be broke! DH works in town and it takes him about 45 minutes to get to work on the train.

Best option is to drive around for ages and see what you like the look of. Also, if DH's friends are based out in Waiuku and you want them to visit you, it could pay to live somewhere where they aren't going to have to spend near on an hour in the car to see you on a Saturday morning

I like howick but that's because the family home is here and hasn't changed in umm 23years.

I've lived central and east auck, from Grey Lynn, Onehunga, Meadowbank. And DP lived in Henderson Heights. I couldn't live out west. For us we're looking Mt Welly/Ellerslie/Panmure, closer to town, and close to mum and dads. Unless he stops working in town then we will move out to Howick he starts work at 8am and leaves at about 7am? makes it there easy, he doesn't take the motorway though, goes kohi.

I live in Wattle Downs but the other end of it and have been here for nearly 7 years and they two great primary schools and kindy and it is nice going for walks around the beach in the evenings and feel "safe".

We have quite a few friends who live on Te Atatu Peninsula and absolutely love it. There is a wonderful community out there and a couple of really good schools. I was always skeptical but after spending quite a bit of time out there I have to agree it is a great place. I've grown up in Howick/ Bucklands Beach , I love it , its handy , has history and character, and plenty of parks , wide roads and good schools .
Its getting very expensive though , so when we buy , we are looking at Pakuranga .

You get quite a lot for your money in Mt Wellington, and Sylvia Park is quite a nice shopping centre. I'm quite a 'nervous' person so it's super important to me that I feel safe in the area I live in. I'd have to say the best places I've lived have been Titirangi, Mission Bay (prob too pricey though!!), Onehunga and Waimauku (just past Kumeu). There is a really great primary school in Waimauku

Waimauku is a nice place to live. From Howick into town he took anything from 45 minutes to 55 minutes. But it was very rare that it took 45 minutes. and he sat in traffic.

Now it takes him an hour but that includes 5 minutes or so filling up the motorbike. But he doesnt really sit in traffic (a bit where they are busy with the roadworks on the highway. Once that is done then it is fine).

Dont know how working hours is for your hubby but if he can change it to drive in before peak hour and leave after or vice versa it works great.

Friday afternoons seems bad as everyone is leaving to go to baches ect. But hubby works at home on Fridays now. Come on Deb come out this way (pukekohe). We are in Waiuku. We bought out this side as we couldnt find what we want and can afford in Auckland. We rented in Howick.

Seriously a lot of people stay out here and commute. Grant is working in the viaduct. And you can get a bit more for your dollar this side.

As for the others on the board that are near Waiuku we should meet up sometime. Beachlands has a ferry to auckland city 11 trips a day lots of people comute to akl central def no traffic out on the water, people think we are out of the way but really we are close to everthing!!

eta - but in saying that, when I lived in akld 10 years ago I lived in Mt Eden, Balmoral & Ponsonby - all of which were great, but we can't afford now :-(

Deb I've lived in Papakura nearly 23 years, Conifer Grove is fine - I can tell you the 'patchy/dodgy' parts, infact you can actually just get a good feel for a place by driving through it. But yeah that is Takanini - not manurewa LOL!

Gosh I live on my own with a kid and im not far from town (Papakura) town, it's not that rough. Sure lots of diff cultures and trouble makers, but they are in Papatoe just as much as Manurewa, Puke and anywhere. Puke has been known for gang and P issues in the past too. I'd stay clear of any areas that have state housing coz that's usually where you will find the 'bad eggs'.

So basically from my experience these are the good parts of papakura - Opaheke area is generally good, and going out towards Drury (left hand side Gt South Rd) is good, Pahurehure is EXCELLENT area and the pocket my parents have lived in for 26+ years is awesome too. Areas to be avoided, all the lower part and anywhere near Redhill (Redcrest etc is pretty bad) thats all the newer subdivisions and state housing etc. Dominion Road, Cargill St, ValentineSt etc all that area surrounding wouldn't touch with a bardge pole. Anywhere near the rail lines don't go there. Infact if you find a house you're interested in just give me a buzz, tell me the street and ill be able to say yes or no. From trying to find a rental for 6 months and learning all the streets i know the good from bad! Hope i can be of some help to you, should you decide to move these ways :)

I live in Papakura too and pretty much agree with what BuzzyBee said. I've only lived in Papakura for 5 years though, but grew up in Manurewa (which, by the way, isn't that bad either).

Just like any other suburbs in Auckland, it has it's good and bad areas and you just need to know where to avoid, and crime is gonna happen no matter what part of Auckland you're in. We recently bought and are living in the Opaheke area which is nice, and house prices are pretty reasonable/negotiable at the moment if you are looking to buy. The first couple of places we lived in were rentals and not too bad, but it does take a bit of looking around to find a decent rental and like Buzzy said you soon learn the good streets from the bad when it comes to rentals.

Access to the train is really good too, with a nice redeveloped train station. I vote for the Shore too but that's probably because it's the only place in Auckland I've lived (only lived here 5 or 6 years). I love being so close to a really nice beach...

I used to have a friend who was a teacher in Manurewa & lived out that way. I admit to be being petrified when I left her house late at night to drive home. I used to lock the car doors & hope that I wouldn't have to stop for any red lights...

. Maybe I was over-reacting???

DH is away a fair bit for work so I need to feel safe when I'm on my own & I definitely do here.

We are in glenfield but are looking at upgrading our house size to a place in birkdale/beachaven..

ATM DH buses to work and its 50 mins door to door and the route comes down onewa road so doesnt hit the motorway until 2/3rds of the journey is done (in the am).

I've lived in Mt Albert, Roskill, Mt Eden, Royal Oak, Takapuna.

You could have a look at the train routes on Maxx and kind of throw a pin at the map!

I also grew up and went to school In Manurewa, and its not all bad!! Like any suburb there are good and bad parts and I definately wouldnt call it the crime capital of NZ.

We lived (Mum still does) in Hillpark and that area is lovely, and schools are great.

Sorry if I sound grumpy but I get sick of negative view some people have of South Auckland. I live in Papatoetoe now, and love it here. It has a really nice community feel.

We're in Avondale (within spitting distance of New Lynn) and there are still affordable houses here to buy. We only bought here in November, after renting for 4 years in Ponsonby. I go for a walk every day around some great parks and by the estuary and the gym is a 5 min drive away which is great for when I negotiate some time away! I'm not sure about schools (Alex is only 2 months so I figure I have some time to sort that out) but the commute to town isn't bad at all - 20-30mins.

I lived in Wattle Downs for quite a while. Its a nice community and you can walk to the water. Theres a nice wee school there too. Oh and a daycare/kindy attached. I've lived in Pakuranga, Ellerslie, Westmere, Kohimaramara, Glendowie, Grafton, Northcote Point, Milford and Takapuna.

Gotta say after living on the Shore I wouldn't go back to the 'other side'. People over here seem more laid back and tend to be more outdoorsy.

Birkdale and Beachhaven are good calls so long as the ferry is a suitable commute option. You can get some good properties out that way at reasonable prices. However it takes forever to drive towards the city because it's out on the point. But there are malls close by and bus services.

My mum lives in Pakuranga heights - if you can afford to be 'up the hill' then it's a pretty nice area too.

ETA: It makes me laugh it's called 'the heights' now. When she got it it was just up a hill but I guess the area's got more desirable since then.

Beachlands is lovely but SOOOOO expensive, wouldn't get a family home for under 500,000.00.
have family that live in beachlands so know the area well.
botany, pakuranga e.t.c are great too depends on how much you can spend and how big a mortage you want around 350 and up in the basic areas.

hill park, the gardens, wattle downs are all nice parts of manurewa. we live in central manurewa, love it! it's what we can afford without getting into huge debt and selling body parts to pay for it!

As for manurewa being the crime captial of NZ... hello there is crime everywhere! we have lived here for 4 plus years not robbed once! Where as we lived in Panmure and got robbed twice and had werid people for neighbours. fell safe and secure here.

Manurewa not that bad!

my advice is go for lots of drives in the area you are thinking of, walk the streets, go to the local shops, school e.t.c, talk to people. we did and it worked out!

Hillpark Primary is great, my friends daughter goes there. She grew up in Manurewa and has recently moved to The Gardens its a lovely neighbourhood, my cousin is more Alfriston way and semi rural its really nice, not sure about affordability though, they've both got hefty mortgages.

The only hassle with west is transport and commuting for work.

I really liked living on the shore. Albany, Torbay, Browns bay etc are all really nice.

Other places I loved were Titirangi and Laingholm. The western train is a very short bus trip away, and the buses are quite regular.

Im in birkdale, and In my past life I got the ferry into work - free parking on the shore side - only 15 mins . Not sure where you are now, but I used to live in pap and Id say the house prices are quite similar to buy. around $350k. Have a look on trade me for a general idea. The schools are good at primary level, Im not sure after that

obviously trains dont do the shore

If you have to be in south akld, Beachlands rocks! Its 15 mins from Botany, 20 mins from mwy. Ferry goes right into town hourly. Very friendly community, lots of mums & bubs here - the kind of place you can walk barefoot down the middle of the road :-) And lots of beaches, rock pools & even an island that the kids can explore.....love it here :-)

We moved up from chch about 6 months ago, and briefly lived in one of the new subdivisions in Takanini, absolutely hated it. Have to be in easy reach of airport for both our jobs and it only takes 35 mins from b.lands - no traffic ever!

Are you renting or buying?

eta - but in saying that, when I lived in akld 10 years ago I lived in Mt Eden, Balmoral & Ponsonby - all of which were great, but we can't afford now :-(

I grew up in East Auckland and after being in One Tree Hill/Onehunga area for 8 years, we might move back to East Auckland (am thinking Howick, Dannemora etc).
