LOL!<br /><br />you know where I work - and have to say Hillpark is a nice pocket as is the gardens...but it is a pocket of the rest of it!!! Ill give u moreeinsight into areas around there if you want - email me!<br /><br />I adore east auckland....kinda a new conifer but with loads more to do. I do miss conifers laid back nature and walks etc...and occasionally youll find me lunching by the water there!<br /><br />East auckland also has pockets tho - and be VERY careful with school zones if you want a better school than another....they can be rigidly tight zones! <br /><br />I have personally NEVER wanted to live on north shore...not me at all! and dont like west auck (started there and took DH from there!) and am not an older style house person so ignored onehunga etc etc as options too....and you could not pay me to live in mangere!!!! Pukekohe has some lovely pockets and good schools - check as a couple are not so geat!!! DH works in town and it takes him about 45 minutes to get to work on the train.<br /><br />Best option is to drive around for ages and see what you like the look of.  Also, if DH's friends are based out in Waiuku and you want them to visit you, it could pay to live somewhere where they aren't going to have to spend near on an hour in the car to see you on a Saturday morning <img border="0" src="https://www.ohbaby.co.nz/forum/smileys/smiley1.gif" border="0"> ]]>

And DP lived in Henderson Heights. I couldn't live out west. For us we're looking Mt Welly/Ellerslie/Panmure, closer to town, and close to mum and dads. Unless he stops working in town then we will move out to Howick <IMG src="https://www.ohbaby.co.nz/forum/smileys/smiley1.gif" border="0">&nbsp;he starts work at 8am and leaves at about 7am? makes it there easy, he doesn't take the motorway though, goes kohi.</P>]]>

There is a wonderful community out there and a couple of really good schools.  I was always skeptical but after spending quite a bit of time out there I have to agree it is a great place.  The prices are very reasonable and you get a decent amount of both house and land for your $$.  ]]>

You are also close to the beaches of Mission Bay, St Heliers and so on. ]]>

I'd have to say the best places I've lived have been Titirangi, Mission Bay (prob too pricey though!!), Onehunga and Waimauku (just past Kumeu). But it was very rare that it took 45 minutes. and he sat in traffic.<br /><br />Now it takes him an hour but that includes 5 minutes or so filling up the motorbike. But he doesnt really sit in traffic (a bit where they are busy with the roadworks on the highway. Once that is done then it is fine).<br /><br />Dont know how working hours is for your hubby but if he can change it to drive in before peak hour and leave after or vice versa it works great. <br /><br />Friday afternoons seems bad as everyone is leaving to go to baches ect. But hubby works at home on Fridays now. But he says it is so much better as he doesnt just sit in traffic it flows. ]]>

We are in Waiuku. We bought out this side as we couldnt find what we want and can afford in Auckland. We rented in Howick.<br /><br />Seriously a lot of people stay out here and commute. Grant is working in the viaduct. And you can get a bit more for your dollar this side. <br /><br />As for the others on the board that are near Waiuku we should meet up sometime. Would love to make new friends and build friendships up again. ]]>

Areas to be avoided, all the lower part and anywhere near Redhill (Redcrest etc is pretty bad) thats all the newer subdivisions and state housing etc. Dominion Road, Cargill St, ValentineSt etc all that area surrounding wouldn't touch with a bardge pole. Anywhere near the rail lines don't go there. Infact if you find a house you're interested in just give me a buzz, tell me the street and ill be able to say yes or no. From trying to find a rental for 6 months and learning all the streets i know the good from bad! Hope i can be of some help to you, should you decide to move these ways :)</td></tr></table><br /><br />I live in Papakura too and pretty much agree with what BuzzyBee said.  I've only lived in Papakura for 5 years though, but grew up in Manurewa (which, by the way, isn't that bad either).  <br /><br />Just like any other suburbs in Auckland, it has it's good and bad areas and you just need to know where to avoid, and crime is gonna happen no matter what part of Auckland you're in.  We recently bought and are living in the Opaheke area which is nice, and house prices are pretty reasonable/negotiable at the moment if you are looking to buy.  The first couple of places we lived in were rentals and not too bad, but it does take a bit of looking around to find a decent rental and like Buzzy said you soon learn the good streets from the bad when it comes to rentals.  <br /><br />Access to the train is really good too, with a nice redeveloped train station.  DH catches the train to work in town and the station is only a 15 min walk from where we live.]]>

I love being so close to a really nice beach...<br /><br />I used to have a friend who was a teacher in Manurewa & lived out that way.  I admit to be being petrified when I left her house late at night to drive home.  I used to lock the car doors & hope that I wouldn't have to stop for any red lights... <img border="0" src="https://www.ohbaby.co.nz/forum/smileys/smiley5.gif" border="0">.  Maybe I was over-reacting??? <br /><br />DH is away a fair bit for work so I need to feel safe when I'm on my own & I definitely do here.<br />]]>

But yeah that is Takanini - not manurewa LOL!<br /><br />Gosh I live on my own with a kid and im not far from town (Papakura) town, it's not that rough. Sure lots of diff cultures and trouble makers, but they are in Papatoe just as much as Manurewa, Puke and anywhere. Puke has been known for gang and P issues in the past too. I'd stay clear of any areas that have state housing coz that's usually where you will find the 'bad eggs'.<br /><br />So basically from my experience these are the good parts of papakura - Opaheke area is generally good, and going out towards Drury (left hand side Gt South Rd) is good, Pahurehure is EXCELLENT area and the pocket my parents have lived in for 26+ years is awesome too. Areas to be avoided, all the lower part and anywhere near Redhill (Redcrest etc is pretty bad) thats all the newer subdivisions and state housing etc. Dominion Road, Cargill St, ValentineSt etc all that area surrounding wouldn't touch with a bardge pole. Anywhere near the rail lines don't go there. Infact if you find a house you're interested in just give me a buzz, tell me the street and ill be able to say yes or no. From trying to find a rental for 6 months and learning all the streets i know the good from bad! Hope i can be of some help to you, should you decide to move these ways :)]]>

Like any suburb there are good and bad parts and I definately wouldnt call it the crime capital of NZ.<br /><br />We lived (Mum still does) in Hillpark and that area is lovely, and schools are great. <br /><br />Sorry if I sound grumpy but I get sick of negative view some people have of South Auckland. I live in Papatoetoe now, and love it here. It has a really nice community feel. <br /><br />Puke is really nice too - quite a long way for hubby to catch the train into town tho?]]>

We only bought here in November, after renting for 4 years in Ponsonby.  I go for a walk every day around some great parks and by the estuary  and the gym is a 5 min drive away which is great for when I negotiate some time away!  I'm not sure about schools (Alex is only 2 months so I figure I have some time to sort that out) but the commute to town isn't bad at all - 20-30mins.<br /><br />I don't know anything about South Auckland sorry, you do tend to live in your own area and since we were living basically in town and working there too we didn't get out and about much!]]>

Its a nice community and you can walk to the water. Theres a nice wee school there too. Oh and a daycare/kindy attached. BEST bakery i've eaten at as well :P]]>

People over here seem more laid back and tend to be more outdoorsy.<br /><br />Birkdale and Beachhaven are good calls so long as the ferry is a suitable commute option. You can get some good properties out that way at reasonable prices. However it takes forever to drive towards the city because it's out on the point. But there are malls close by and bus services.<br /><br />My mum lives in Pakuranga heights - if you can afford to be 'up the hill' then it's a pretty nice area too. <br /><br />ETA: It makes me laugh it's called 'the heights' now. When she got it it was just up a hill but I guess the area's got more desirable since then.<span style="font-size:10px"><br /><br />Edited by Bobbie</span>]]>

She grew up in Manurewa and has recently moved to The Gardens its a lovely neighbourhood, my cousin is more Alfriston way and semi rural its really nice, not sure about affordability though, they've both got hefty mortgages.<br /><br />The only hassle with west is transport and commuting for work. <br /><br />I'm a central girl myself, Mt Albert, Sandringham, OTH, Mt Eden all fab suburbs. ]]>

Albany, Torbay, Browns bay etc are all really nice.<br /><br />Other places I loved were Titirangi and Laingholm. Not sure where you are now, but I used to live in pap and Id say the house prices are quite similar to buy. around $350k. Have a look on trade me for a general idea. Its 15 mins from Botany, 20 mins from mwy. Ferry goes right into town hourly. Very friendly community, lots of mums & bubs here - the kind of place you can walk barefoot down the middle of the road :-) And lots of beaches, rock pools & even an island that the kids can explore.....love it here :-)<br /><br />We moved up from chch about 6 months ago, and briefly lived in one of the new subdivisions in Takanini, absolutely hated it. Have to be in easy reach of airport for both our jobs and it only takes 35 mins from b.lands - no traffic ever! <br /><br />Are you renting or buying?<br /><br />eta - but in saying that, when I lived in akld 10 years ago I lived in Mt Eden, Balmoral & Ponsonby - all of which were great, but we can't afford now :-( <span style="font-size:10px"><br /><br />Edited by squoggs</span>]]>

There are good schools and although it is out of the way, it has everything you need (apart from DH's work is in town so is much longer drive in peak hour traffic than what it is now!). ]]>

But puke is nice too, if your lucky you may get someting slightly rural. Do you need to be in south auckland]]>
