Whos a LL on here??

Can I ask you some questions please?

Do you rent your house privately or through a rental agent?

How do you work out the price for your house?

Any advice??

not a landlord, lol, you can get a free rental apraisel through most agencies though

we use a prop manager to rent out our props...she does all background checks, baycorp, refs etc..and vetoes people she knows we wouldnt like as tenants...they pay her one weeks rent for doing it..we pay nothing!!!

I adore her....via Barfoots.

Price is worked out by her listings and local rentals...

we then manage them ourselves - she does manage props but we dont want to pay someone 10% etc to manage the prop.....

I worked out the rental value of my property just by looking in local paper and see what similar properties were renting for. Our tenant was someone I already knew so was quiet confident she was ok, and we manage it ourselves so we don't have to pay anyone, luckily we have had no problems so far, touch wood!!

We aren't landlords, but we rent through Harcourts and they had been fabulous - really onto it. we went through LJ Hooker and we never heard from them ,or saw them at all. so i would not recommend them.

You thinking about moving Becks? Can i have a say who lives in your house? I think I need one.

We are going to move up to Waiouru Liz to be with Nigel for the rest of the year from June onwards.

We use a property manager for our place in CHC, Harcourts. We find them to be fantastic and worth every cent! I was new to it all so worked out what would cover mortgage and all additionals and then discussed it with them, they have reviewed it for us each year since.

We rent in Auckland through Barfoots, they are just as good! They only thing is they inspect every couple of months, even tho we have been here for well over a year and now the property manager through a friend....

Yep, I hated the anal inspections when we were renting thru an agent, fair enough to keep track of things but every 2 months? When there was only Maya and I living there? It was a bit intrusive.

We don't even have inspections here, but that's coz the landlady/lord are real sweeties and we've become friends with them and he does all the maintenance himself so we are in touch on a regular basis.
