ble list?
Lewis and I are trying to come up with two lists for buying a house. ONe that it simply MUST have - that would be difficult to impossible to change. ie Good location list two names things that we would love, but could do later ie gas hot water what non-negotiable list ones did you have when you bought a house - or wish you did? |

Our house when we brought here was a big back yard that was our only not negotiable. On the other list was 3 decent size rooms, a fire (or a place to put a fire) and a place we could make our own (which we have done). ------------- I was a puree feeder, forward facing, cot sleeping, pram pushing kind of Mum... and my kids survived! |

No building work needing doing, e.g. redoing shower lining
Next time we move we are definitely getting an ensuite! I wanted it this time but it wasn't to be, but next time it will be on the NN list! Good location Good all-day sun (nicer and also costs heaps less to heat) At least two bedrooms (baby and toddler) in close (hearing) proximity to our room (for night-time wakers) A possible for me would be having some kind of toy/play room right off from the lounge, so they are separate but still together IYGWIM. Or maybe I just want a bigger lounge 
Lino under the dining room table! We have compromised on this twice so far (out of two times  ) but it really is ridiculous!-------------  |

Our NN was 3 bedrooms and fully fenced section.
Next time we will be far more picky. NN: garage, 3 bed, rumpus, flat fenced section, big kitchen. -------------

ensuite separate toilet and bathroom four bedrooms decent back section internal garage heat pump carpet good school zones curtains Don't want town house shared driveway on a main road blinds ------------- Mr Mellow (16) Miss Attitude (8) Destructa Kid (3)

3 to 4 bedrooms
Big, sun filled living area Room to comfortably entertain friends / kids Outdoor play space, including grass area and room for a bbq Indoor outdoor flow for entertaining Will most definately install ventilation system and...lol...opposite to busymum, a decent space between the master bedroom and Elle's room as she never cries but keeps us awake with her noisy nighttime antics!!!!! I will never buy a house where her room is next to ours! She needs to be at least at the other end of the house (if not in a granny flat in the backyard! LOL) I would adore a modern kitchen too. ------------- Mummy to Gabrielle and Ashley |

Our list is huge!
Quiet St Good location in good school zone Modern Kitchen- w dishwasher (or easy to install one) Double IA Garage 4 Bedrooms 2 Living areas Facing Sun Big flat fenced yard Good outdoor living 2 bathrooms Master with en suite and WIR Lots of Storage Good insulation Those are all non negotiable for me! I would also 'like' Rumpus Study Jacuzzi Already with heat pump and DVS (we will install these ourselves no matter what but it would be nice to have them already there!) Tastefully decorated (saves me having to do it) Solar Hot water heating Double Glazing The more I see how fussy I am the more I think it might be a better idea for us to build  ------------- Jen, Charlotte 7 & Kate 3

NN this time around were:
3 bdrms big yard no structural maintenance needing some form of heating (ECan approved logburner) decent area with good schools no more than 30mins drive to work for DH double garage room to improve Next time around: aluminium windows (or cheap enough to put them in) all-day sun (we have to spend over 1k to chop down a tree to achieve that here) 2 toilets 4 bdrms (as we will have 2 kids) indoor-outdoor flow separate entrance way (we have one opening straight to the living room at the mo) |

when we get there once mike's finished studying we will be building - or trying to hit the people that own our current house up, to talk em into selling it to us.
I love that our lounge dining and kitchen are all in one, we have privacy, internal access garage, a managable section, close to schools and walking distance to town and my mums, it's fully insulated, new everything, fully fenced, pretty good sized rooms, heats well and maintains that heat and isn't damp/mouldy/old/dusty(major major things for us since paris is asthmatic) it's simple, classic, not something that is decoarted in a way that will date. and the kitchen is a good size. Ours NN's were:
seperate toilet from bathroom large section fully fenced 3 bedrooms with extra space somewhere - whether an office or whatever somewhere quiet proximity to good schools bath and shower (ours are together but we still have both) nice kitchen easily maintained exterior (brick for example) double car parking/garage We didn't care about fittings (like curtains & carpet), landscaping or anything like that as it were things that could be easily fixed which we have done a good majority of. |

This time around it was 3 bedrooms, full section and a dishwasher - had spent way too long living in a poky flat in London so had simple wishes.
improvements we've made since then - installed HRV, replaced fireplace, starting to repaint interior bit by bit. Next time the list will include 4 bedrooms 2 x living areas ensuite flat section (still full site) laundry garage with internal access we currently have sea views so would love to keep those if possible! |

Our wants were.
