We're looking to purchase a house built in leaky home era with monolithic cladding.

The bank wants us to get thermal moisture and builders reports which will cost around $500. Because we love the house, we're going ahead with the reports but DH is freaking out and he's got this idea that all monolithic homes are leaky.

What are your experiences of these houses? Surely not all are big leaky money traps?!

Get the report and go from there, $500 is cheap compared to the cost of fixing if it does have problems.
I found when house hunting as much as you may love a place, you have to be practical and be prepared to walk away if its not as it appears to be.

Personally I'm not a fan of monolithic cladding heard too many horror stories from builder mates.

I wouldn't go near one - just not worth the risk and the stigma of them means reselling will be a PITA and you'll probably lose money on it. I'm sure I read somewhere that 80% of them have or will develop a moisture problem (will try and dig out the article link).

It may depend where in the country you are though, I wouldn't buy one in Auckland but perhaps the stigma isn't as bad in other parts of the country?

I bought one a few months ago, just make sure you get all the relevant reports done by a reputable company and go with the report. I dont believe that all houses built with monolithic cladding will have problems and the homes where I live dont stay on the market for long, so cant be an issue here

A good friend of mine lived in one for years and wanted to sell it to move to a unit. She had sooo many problems selling it because of the bad rap those houses have - EVEN THOUGH she had a full builders/moisture report to say the house was absolutely fine.
She ended up selling it for much less than she wanted.
