We are thinking about moving to either Hamilton or tauranga, but are unsure of good, family friendly suburbs and by this i mean in easy walking distance to local play centres, schools and kindy's? We will be buying so needs to be affordable nothing over 350k.

Also suburbs that have mainly families and parks e.t.c

So what are good areas of Hamilton to live in why?
Same for Tauranga?

We want to move to a new area where i can walk the kids to school and have amore smaller community feel. Currnetly live in Auckland.

We live in pukete hamilton. I love this area as it is close to the base and on the town side of the river so traffic isn't a problem. Also if you need to go to akl then it is at the north end of hamilton so a bit closer. (My husband commutes) Another recommendation would be flagstaff or rototuna where you can get a newer house but you are over the river which can add a bit of time onto getting to town but compared to akl commute times it is a breeze. The only problem with these areas is the high school. We are zoned for not the best but since there is high growth in these areas a new high school is on the agenda I just don't know when. I also love pukete kindy where my daughter goes. Mixed feeling on the primary school and we are trying to get into te rapa primary as it is a great school. It is just down the road but we are not zoned. Pukete has been fine but it ends at year 6 and then the intermediate we are zoned for is not great. If you buy in zone for terapa it goes thru til highschool. Houses range from $279-700K+ in pukete and due to houses being newer in flagstaff they are a bit more pricey. Go on TM property to get a feel for what your money could buy.

As for walking distance it is all very close to what you are wanting and there is a bus route around the area too.

We live in Hillcrest, which is the other side of Hamilton to kiwi2, but is another really nice suburb. Houses here are a bit older than in one of the newer suburbs like Rototuna, so perhaps easier to find one in your price range. One of the real advantages of Hillcrest is the great schools, Hillcrest High has a great reputation, and there are some really good primary schools here too. It's nice and close to everything, too, except the Base which is on the other side of town.

Where we live, we're two minutes walk from Silverdale Normal School and Hillcrest High, and close to a couple of nice parks. Some streets do have a few student flats (the Uni is only ten mins walk away) but others are mostly family homes.

Typically, Nawton, Melville and Enderley are thought of as areas to avoid, and all three do have some rough patches, but to be honest you can get some nice houses in nice streets in all three. I lived in Nawton for a while, and liked it.

just wanted to say on the community thing - cause i know nothing about either place LOL! - we just recently moved to manurewa and while i was walking back from taking the kids to school i bumped into a lady who had just dropped her son off at school too and when i asked about the school and told her we had just moved to the area she welcomed me to manurewa and said i am sure you will love it here!

so i guess i am saying the feeling of community can be got anywhere, even auckland.

I used to live in Claudelands/Fairfield which I loved so much that I was there for 3 years and only moved coz we moved overseas. The best thing about that location is that town is walking distance, the river has a nice walkway which is nearby, there are loads of shops nearby and I like that the houses are established with lots of lovely trees and gardens.
But I have no idea what the schools/playgroups etc are like.

Some people think Fairfield is a bit rough and in places it can be but the street I was on was nice. I actually think it is a good place to buy as prices can only go up being that close to town.

We live in Fairfield and love it here. We are so close to everything and have never had any issues with the area. Like TaliP said is it s a bit rough but the area has changed a lot in the 3 years we have been here with a lot more young families moving into the area.

We live in Mangere Bridge in Auckland which is the coolest community ever. Really small and you have the beach on one side, mountain on the other, Ambury farm park too. It has a cute little village where everyone knows everyone. I can walk to shops, kindy, school, beach, about 3 playgrounds, plunket, library in less than 10 mins from our house. I walk everywhere cos it's way easier than getting 2 kids in and out of the car.

When we moved in all the neighbours came by within the first few weeks and brought flowers, muffins etc and gave us their numbers. The Bridge rocks!

We live in Pukete, but from the sounds of things at the other end of Pukete. Our area used to be called Churchill, but is kind of merged with Pukete. We have been here 2 years and love it!! We are zoned for Te Rapa school and also Te Kowhai school (both going from new entrants to year 8). I'm not sure of kindy's but there are a few daycare's in the area. Playcentre is a 5 min walk from my house. There are lots of families in my area, especially in my culdasac, with young children. Good luck with your decisions hun, I can totally recommend this area of town. Prices are similar to Pukete - but property in this area sells really quickly, have a look on TM and see what you find xx

We are moving back to Hamilton in the next couple of years.

We lived in Rototuna for a while and loved it we were in a cul-de-sac and there were several families with young children who played together. I got on well with all our neighbours.

Prior to that we were in Dinsdale we didn't get much of a community feel here but there are parts of this area which are better than the one we were in.

While at uni I lived in Hamilton East. If you look over that way I would try and buy away from the university as there are a lot of rentals and I can't imagine that students would be the best neighbours however it is a lovely area to live in.

We have friends in Queenwood which is another great area and close to Chartwell (a westfield mall). Friend that live in Flagstaff also enjoy it and there are lots of families living there.

Most areas in Hamilton have parks which is great and the public transport is pretty good. I relied on it last year to get to work.

I've lived in Whitiora, Fairfield, Pukete and Dinsdale/Aberdeen (where we currently live).

Whitiora was great, however I was young and single, so being close to town was awesome Not so sure it would be particularly family friendly anymore.

Pukete is a great family friendly area and I have a friend who's youngest recently finished at Te Rapa school. She had nothing but great things to say about the school. I also have a single, childless friend who lives in Pukete and she is always commenting about how many families are in the area and how she thinks it would be a good place to raise kids.

Parts of Fairfield are really good. I was never really comfortable with where we lived though, it was on the border of one of the rougher parts of the suburb.

I living in Dinsdale. We are really close to a few really good primary schools and the kindy Ollie attends is wonderful. There are loads of young families in the area, a supermarket and small shopping centre. As far as housing, most family houses in the area are older. Parts of Dinsdale are zoned 'high residential' so you have homes being demolished and 5 or 6 townhouses being built on the section, somehting to bear in mind if you don't want to be overlooked. For $350k I think you'd be able to find an older family friendly home in the area.

I really like living in Hamilton. It's a decent sized city without being too big. You never have to travel for long to get anywhere and the public transport system is getting better all the time.

Wow so many from pukete. I didn't realise how popular we were. lol

I think the biggest thing is find a school that you like and then buy a house in the zone. If you want to stay for a while then look into intermediate and highschool. We were zoned for fraser or fairfield high. I was told take fraser over fairfield any day for highschools however they both worried me so now we are forking out for private school. Her schooling over the next five years will be just short of 100k.   This is the first time I have lived somewhere where the decision wasn't purely based on schools. I do sort of regret it and financially it is a big hit since we are going private for highschool. But the house is the home my DH grew up in so we are living here due to that. I love my street and the neighbours and general area for convenience I just regret not being in the terapa zone (I think it has top school winnings or recommendations etc) and wish the new high school would hurry up for my son who is still a few years away.

I'll be your first Tauranga rep

We're in Brookfield (well, Judea, if you're going by the mail centre).
We're in walking distance to New World (has a cafe attached) and a small shopping complex with a 4 Square, pharmacy, bakery, FnC shop, stationers, Post Shop, gift store, Video Ezy, Liquor King, butcher and a vet.

As for kiddy stuff in walking distance, there's a Plunket, a kindy, two primary schools, two playgrounds, and if you're a bit more adventurous there's a swimming pool about 20 mins brisk walk from here.
*edited to add: There are also lots of duck ponds and pram/bike friendly walking tracks surrounding them

The area's nice, and it's a hop onto the expressway to get you into town in about 7 minutes.
15 minute drive from Bayfair shopping complex, The Mount and beaches.

Not sure what rent is like, as we own. But when we first moved here 7 years ago we were looking at 3 bedroom rentals before we decided to buy. From memory, for something nice, we were looking at $300/week. But I imagine those prices are different now.

Weather is great (for the most part) and the people are friendly

We lived in Claudelands when we were in Hamilton, and found it excellent. Very central to everything, good area and there would definitely be houses there in your price range.

On a totally different note, congrats Charly on your new little guy!!!! How exciting!

thanks for all your replies and advice. We are thinking of moving out of Auckland as we can't afford to buy in the areas we want to live in such as Howick, pakuranga, Beachlands e.t.c. So thought we would move also to a smaller town as Auckalnd is so big, we currently live in south auckland which is fine, but would perfer if we could to have our family home in a smaller closer nit community.

We looked at brookfield tauranga as we have family in Tauranga. We like Hamilton because it's close to family in Auckland and houses are not too expensive, depending on area. Now i know what areas to look for thanks for that!

Anyway lots of food for thought, off to look on trademe for prices.!

I lived in Pukete for seven years, absolutely loved it. Lots of fantastic little cul-de-sacs with lots of families in them, my son and his mates were forever out playing in our little cul-de-sac. There are a couple of houses in Ronald Court up for sale, can't recommend that cul-de-sac enough, a few families with small children live there and it is also zoned for both Te Rapa and Pukete primaries and they are both within a few minutes walking distance. As the others have said there should be houses within that $300-350 range.

Also I guess if you really want to get a feel for the area I would come down to Hamilton on a weekend and take some drives around the suburbs that you like to get a feel for them.

I have just looked thru a house in ronald court. It is lovely and has a huge back yard. There is a walkway straight to te rapa school off that road too. Price was $329K and it is empty so probably room to move on that. It was a little bit small for us but immaculate with a great gas fire. Its on trademe with the three queen palms in front.   We are on a culdesac and the kids are out playing all the time. In summer you just open the doors and let them run.

ETA we need 4 bedrooms and it was 3. My youngest is 4 years old so she is supervised in the culdesac but the older two have free range. 9 and 13. Just thought I would explain myself as it sounded a bit too carefree letting them run and play on the road if they were littlies.

Thanks Kiwi2. That's what we are looking for a street/ area where there are young families and the kids can all play together like I used to when I was a kid. Making friends with the neighbours and everyone growing up together. I know it sounds like neighbours! ( the t.v show).
At the moment we live in an area where's it's older couples or couples with big kids so no young families.

it's a huge decision and we will be thinking on it and weighing up the pros and cons for a while yet.
