Rental Property Managers I mean ...

To cut a long story short, we've been in the house (rental) hunting game seriously for a couple weeks now and boy there have been some real shockers! I'm really starting to lose hope, the only house that was perfect inside and out, we missed out on!

Today we went to view a house a couple roads down from my parents, the ad stated 2 bedroom house with 1 bathroom.

"Excellent Location! Lovely presented 2 bedroom home with single carport. Very tidy throughout. Walking distance to town, schools and transport. Be in quick!!" - it looked immaculate in the pictures.

Met the agent at the place today, before being taken in she said to me 'Be warned, the place is in a dirty state'

Now let me elaborate on what her version of dirty state actually was - The carpets were totally stained all over, big burnt patches here and there, dark staining on the wooden walls, torn curtains and stained drapes, a disgusting chemical/foul smell throughout, kitchen cupboards broken and chipped (in the photos on the listing all this stuff was brand new, totally refurbished looking, I'm guessing the photos were taken of the place before the last tenant took over) ...the bathroom was in a disgusting state and lots of dirty washing and tenants crap strewn all over the floors. I'd go so far as to say that it could have been a 'P' lab previously, would certainly explain the state of the place.

Unfortunately this isn't the first time I've had this happen when viewing a place, but it is by far the worst I've seen!

Where do these rental property managers/agents seriously get off? Anyone else had a similar experience?

You'd think they'd at least have the decency to clean the place up before taking people through it to view, and the false advertising?

I'm going to sleep on it, but I think i'll definitely be phoning them up tomorrow to make a complaint, it's just not on (and as you can probably tell, im still fuming ) Can't believe they seriously think I'd live in a place like that with a child!

Feel free to share your good/bad rental experiences, good feedback would be nice as I'm starting to lose hope quickly

Hey we rent too and this is the first time in ages we have gone through a rental manager the last couple of times we rented off the owners. The last landlord we had that owned the place was an idiot she thought she had the right to ask us for 21days notice when we were on a fixed term tenancy!! She was annoyed when we told her two weeks before that we were moving out then thought she would have a leg to stand on at the tenancy tribunal!! In the end it worked out as she had people move in the weekend we moved out. Since we have been in our new place with the rental managers it has been great all the painting and repairs we have needed done have been quick. The place was good when we moved in although the kitchen did need a good scrub!!

Hmm naughty them advertising that it was tidy when it clearly wasnt. In all fairness tho, you might find that the landlords are in the process of getting money/insurance to fix the place up and have to get people viewing it straight away - we've just been thru this with our rental property. It took 6 weeks for our insurance to pay out after the tenant trashed the place :( Least its all done up lovely now - and wasnt a P lab! lol.
Actually while i'm at it - if anyone needs a studio flat (1brm, no lounge seperate bathroom / bedroom / kitchen / older style) in lynwood - chch for $145 a week, let me know! hehe.

Last time we were looking for a rental (about 6 and a half years ago) the places we were shown were shocking. One was lovely but smelt like someone had peed in every single room (numerous times) the smell was overwhelming and that was with all the windows and doors open   That was through an agency, the lady wouldn't stop bugging me either even after I told her exactly what I thought of the places she'd shown us.

The place we ended up in wasn't the best but was really clean, cheap and we had the most amazing landlady, we even got to pick the new kitchen and bathroom when they got put in.

That is shocking BuzzyBee. I can't believe they would actually show people a property while it is in that state. I am actually in this industry and we often hear people telling us that they have viewed places like this with other agencies. Unfortunately some property managers have just got no idea.

 

It probably would be worth letting the manager of the company know exactly what you have just told us - It certainly won't do any good for their reputation showing a house like that

People who trash places like that annoy the $hit outta me, they ruin it for the decent people like ourselves as the agencies seem to think everyone after will be the same.

Our previous flat was pretty much a dump, we had to scrub it top to bottom before we moved in, but made sure it was clean throughout when we moved out, the agent made a big deal how she thought the place needed cleaning still but the actual owner said, "if you had of seen the place when they moved in, I tell you, Im very sad to see them go"

But I wouldn't want to move into a place that might have had dodgy people in it, let alone still dirty, what a joke the agency is!!

No offence but I don't like agents. The last place we lived in they left us alone fine we paid rent on time etc and when we moved out we moved cos DP and I had broken up and I couldn't afford to live there anymore and thee was no way that I was gonna let him support me as much as he wanted to. (yes he still wanted to do everything for me!)

When we moved out they told me that because there was crumbs in the oven warmer, some mould in the shower that we had tried to clean, nevermind the fact that we completely cleaned the mould off the ceiling in the bathroom as there was already heaps in there when we moved in, and that the skirting boards were dusty, wooden house, wooden floors that collected dust like anything we dusted, vacuumed, mopped etc but it didn't help it would just settle, they told us they would have to charge us $50 for a cleaner, I just agreed and said yeah whatever I just wanted to get it over with. Before this we lived in a rental where the landlord was running the property and that was fine, they were happy with everything. Now I'm living in a property where the landlord lives in front of us and they never bother us, they came and did an expection the other month as we wer changing tenancy agreement cos of bubs and they had to check walls for water damage as the roofs had been replaced and they were wanting to see if they had leaked and they saw a chip on the doorframe and were just like meh that happens.

Anyway thats my story and the house you looked at sounds disgusting!!

They call it artistic licence... you find that out when you buy a place!

We looked at one place that needed to be demolished basically, although it was advertised as needing 'minor repairs' lol. When we went in to look at the bathroom the agent said 'there's a slight sag in the floor' - um the floor had fallen onto the ground below (about 1/2 metre)!

The joys of properties aye. Hope you find somewhere suitable soon.

Yeah I fully feel your pain - I'm going through this at the moment. We've never rented through an agent before and they're so darn unprofessional.

Like the ones who think it's fine to text message you responses when you've rung them.

Oh and we've just seen a perfect house listed but I've just gone onto the property management website and their application form asks you to lodge 3 weeks bond along with all the other fees to them within 24 hours. I thought you were only meant to lodge bonds with the tenancy tribunal. Does that seem dodgy to you guys?

Once you sign up a tenancy agreement you need to pay your bond and other fees to the property management office who will give you a receipt. They will then lodge the bond to tenancy services on your behalf and you will receive a letter from them to that affect

Great so I've got to come up with an extra 3 weeks bond and then wait to get my old bond back? Sheesh! I don't know where we're going to find all the money upfront.

I could be wrong but I think you can do a Bond Transfer where the bond from your old place is swapped over to the new place and you will have to top up (or get back) if needed.

I hope so - that's what we've always done in the past. I can manage an extra $550 on top of what we already have (they want 3 weeks not 2) but I don't know if I can manage $1350 plus their agent's fee plus the 2 weeks rent up front.

Anyway they just rang and we're seeing it Friday night. Sounds absolutely perfect so fingers crossed.
