...anyone done it recently?
DH and I are looking at adding another bedroom and an office on top of our house.
We've had several different estimates (all VERY scary!).
I know each region is different, and the market is ever changing.
But my question is, has anyone done this recently (whether it be extending up or out), and what was the rough cost per square metre?

In December we extended out and it worked out about $1700 / sq m. This may be wrong as we had other things done at the same time so it pushed the price up. We have looked into building up but have decided against it as it's about double the price per sq m than just going out. Do you have an architect? Ours was spot on with what kind of price we should expect as our quotes varied a fair bit (about 10 grand).
Best of luck - doing renovations is so exciting and it makes such a difference to your house

We've been told anywhere between $1800 and $2500 per sq.m 
Going up is, understandably, much more costly because of all the structural stuff, but still a scary number.
It's just reassuring to know we're not being led up the garden path

Those prices sound about right. We shopped around a lot to keep to the budget as much as possible and even though it meant a lot of time being spent on making decisions, it was worth it in the end. We've learnt in the past that it's very easy to go well over budget when renovating

Do you have to go up? We are extending and DH is doing as much of the building as possible (he is a building apprentice) but we were told by builders to work off $1500/sq m but I am assuming that this is for extending out not up as that is what we re doing.
Remember that this is not likely to include any council building consent fees. Ours is going to cost about $3500 for building consent but that is for about 70m sq extension costing approx $50k. The cost is partly based on the total cost and obviously each council is different

We haven't extended at all, but as an insurer we get notifications of the average building cost in order to calculate premiums etc for replacement policies....at present they work off $1,800 per m2, if that helps.

We have just got an architect around to give us some idea of how to add another room and we were shocked at how much it would cost. He suggested turning our current lounge into a bedroom and then adding another living area at the back of the house - He said that we wouldn't get much change out of $100,000!
In saying that, our house is a villa and we would want to keep to its character so perhaps that is more expensive? Needless to say we won't be extending anytime soon.

Man.
We have a designer/architect coming next week, so hopefully that gives us a better idea.
We do have to go up, yeah. No room to go out.
We're knocking the wall down between our lounge and current main bedroom to create a bigger living area.
So losing a room downstairs, adding one upstairs plus an office/small 4th bedroom.
4 bedroom houses in our area are $375k+
Our current mortgage is $140k, so even if it costs us $100k it's still cheaper than buying new.
Otherwise it's no baby #2 for us 
Anyway
Bobbie, sorry, no guest house. But we'll have room for guests

counting down, I recently read somewhere that the average full villa renovation is approx $600k!!!!! I guess it must have something to do with the character of the house

Our permit and consent all up came to $1500...so there's a big diff between areas and councils!

As far as I can judge, you are renovating your house. So, it is always stressful and it brings a lot of problems. Personally, I did it myself and I didn't even know how to fix cracks in walls from house settling while this was a relevant problem. Fortunately, there are life hacks which help to overcome this problem.
