Hi Everyone

We are looking at buying our first home, but love the house we are renting at the moment, it does have some issues, but is a gorgeous house, fenced for our kids and in a brilliant area. It would be lovely to do up :) The issues we have is when the hot water cylinder needed replaced thats when we started to get mould on the bedrooms wallpaper, one room out of the three bedrooms, it keeps coming back and also a bit in the corners of the lounge aswell, its got a great fire, everything we need. The house is also bone dry underneath so we are not sure where the mould is coming from. We got told if we got a primer from Guthrie baron and took off the wallpaper and applied it and did everything they told us to do then it should not come back - Question is, if the landlord would sell us the house, would it be wise to touch it with the mould issue ? Every house we look at is probably going to need a wee bit of work done and with a different house we wouldnt know what issues the owners had covered up anyway ? What would u do ? This would be our first home . Once the house was done up with new wallpaper,curtains and stuff then it would be a gorgeous home, in a brilliant area too ! What's your opinion ?

Do you know any builders that you trust that you could get round to have a look? Alternatively you get a professional report done by RealSure, if they operate in your area. They will pick up any issues - costs a couple of hundred dollars (I think) but worth it if it saves you a lot of money and stress in future. You just can't be too careful when buying a house!

I think you should get a professional builders report done mould or no mould. I know you've been living there, but there could be serious structural issues waiting in the wings that haven't made themselves obvious that could be a real hassle later on. Get a report and then not only will you know you're safe structurally, you'll get an answer on the mould etc too.

Our house is fine, but we get some corners that tend to get grotty. In our case, it's because the damp air tends to gather there, rather than being due to any leaks or real problems. It could just be that.

Totally agree with Hope about getting a professional report done - the cost of having it done would far outweigh the costs of having to fix a major problem. We had one done before we bought our place and was really surprised at just how detailed it was... had the smallest things listed - was great because small things add up (cost wise), especially with a new mortgage. The previous owner fixed everything up before settlement. Good luck
