I'm almost certainly about to accept an offer of housing from Housing NZ, and am wondering what other people's experiences have been with regards to what they can and cannot do with their house, garden and section, and what you are entitled to as a tenant, particularly in this case in terms of insulation, heating and curtains.

Any information at all, on the above AND any other topic would be really great!

I work with HNZC sometimes with housing mods for people with disabilities.

HNZ do have a commitment to upgrading all their homes as per the new building reg's and as part of the Healthy Housing project. They tend to focus on specific areas at a time and go through and do them all up.

You should be able to ask your property manager to upgrade insulation to the new standards if it is not.

You have to supply your own curtains and heating.

Same as a rental in terms of what you can change. You just need to check with your prop manager before making changes but you can plant the gardens and i know client's who have repainted rooms cos they wanted to change the colour.

Thanks crafty, do you know where I could find information about the "standards" you mentioned with regard to insulation?

It will be the current building standards for your region so maybe give the council a call or look on their website. It will have a minimum 'R' rating for the different areas of insulation.

I worked with a client recently and HNZC upgraded the existing insulation as it didn't meet the current regs. They do do it but man it can take a while. RED TAPE!!!
