Buy or rent?

Thought about buying rental properties but is it really worth it these days? with the price you have to pay to get even a decent rental would you get that back in rent? Also thought about buying a piece of land and sitting on it for a while but we have just taken this risk with building the house and while we were doing that the market sky rocketed and Im kind of feeling like if we dont get back into it now we never will. I miss having my own house, I loved knowing it was mine (well mine and the banks) I have just found a house on the internet that looks pretty good, within our budget and could be really nice with a bit of TLC, not flash nice but comfortable nice you know but its out of town, do I want to be a country SAHM? what to do, what to do......
