Being in a small town, the prices are almost exactly same for their rates/comission and advertising, so how do we choose the best person to market and sell our property?!!

Any tips greatly apprciated!

When we were looking to buy we went to a few open homes, and got a feel for the agents that we liked and were doing a good job, that can also give you some idea of what your place is likely to sell for.  Go with someone you like and listens to you and has a good track record of selling.

How do we know their track record for selling? Ifeel a bit obliged to go with one I approached months ago to come look at our house and give us an idea if we were on track with renovations- we had 3 diff agents from 3 diff companies come then, and she is the only one who has kept in contact,...but Im not sure,... I cant really pinpoint what Im not happy with.

If they have other open homes, go along to those or have a friend go and report back. Things like are they actively selling the property (without being pushy) as its very important in the current market.

Someone who's open and honest with you without selling your property short is good too.

Do a google search and see if you can find any stats on them, I know our real estate agent belongs to certain clubs, like the $500million club etc but don't know if that's just a Professionals thing or for all agents.

I guess the only way to know their track record is to ask them? But I second MrsG - go and get a property magazine, find a few similar houses to yours that are being sold by agents you might be interested in. Go to the open home and see what the agent is like, and also compare the ads to what you see at the open home. Have they made the effort to identify and advertise the strong points of the properties?

And also I think its important that you like them and feel comfortable that you could stand up to them. When we sold our last house, DH ended up being in Aussie when we got the offer so I had to do all the negotiating. The offer was quite a bit lower than we wanted, and the agent was a bit pushy that we should take it. I stood my ground and we got a deal we were happy with. I was confident that the agent would remain professional if I refused to do as she suggested, so I wasn't afraid to make sure it was a deal I was happy with.

Both times we've bought a house the vendors agents have been terrible. I'm sure the only reason we could afford this place is because of its terrible marketing that meant most people didn't bother coming to look at it.

As for the lady keeping in contact with you - I'd perhaps discard the two who didn't, but don't let that put you off trying out others. I did something similar, only 2 agents from competing companies kept in contact, and then when we decided to sell, I rang one and signed up, only to have the other one ring to "catch up" that night (I suspect there must be some kind of property grapevine!). I did feel a bit stink saying sorry, we signed to someone else today, but you've got to do whats right for you, and I haven't had anything to do with the other agent since, so its not like it has actually mattered.

Good luck! Selling a house is more stressful than buying one, I think

Ask around friends (or on here) for recommendations. We choose ours cause the guy was young and didn't have a huge amount of properties on his books which meant he had the time to put into marketting our house. And it sold with the first open home. He was up front and honest and considering our target market was for my kinda age group we wanted someone our kinda age selling it so they could relate to the agent.

Ask around friends and collegues I live in a small town and the good ones are well know as are the unprofessional ones.

Don't forget you can also list yourself on trade me property etc.  If they come round and do an appraisal for you ask about their previous sales and talk to the vendors about their experiences.  Your home is your biggest asset make sure you have someone you can trust to get the best sale for you.

we are going to use the guy we brought the house from. is that an option for you? (we brought 6 yrs ago and every year we get a calendar and xmas card from him.)

We brought both houses off the inlaws so didnt use an agent, so this is the first time ever having to use real estate agents- never imagined it was gonna be this stressful. Thanmkfully we have just moved out into our other house so wont have to deal with the open homes ourselves, but still it suddenly feels very overwhelming since Im having a baby in 6 weeks, and will be going to acution with a very new newborn, eeekkk!
