will definately go to another broker if we dont make it in to this loan.
I just spoke to the bank and everything seems good to go but they are waiting on word from housing NZ as to whether i have gotten in before cut off  oh the stress!!!

oh really!? that gives me a little bit of hope because everone had been saying that it takes 24hrs to get an answer and this morning it has been 48hrs! with any luck we will have some good news on monday!

We had the approval from SBS and had to wait about 3 days I think it was, to get the approval from Housing NZ. Then once you've got that and you've signed up to buy the house, that needs to be sent to Housing NZ for approval too, with a copy of the valuation etc. So even if you have "approval" make sure you make your Agreement conditional on finance, because they have to approve the particular property as well....
It sounds far more complicated than it actually is!! Just don't do what we did and have a grand total of 2 weeks from signing the agreement to settlement....it's just not worth it stress-wise!!

lol! that IS what we may do! lol we have already found a house (we wernt actually looking so it kind of fell in our laps!) and we are meant to be signing the agreement subject to finance, the landlord changing some things, valuation and my lawyer looking over it!
I tell ya!! im so confussed!!! its all very stressful and confussing!!!

Hint - make it a 10 working day finance/valuation clause, and then settlement either the week after that, or 2 weeks. We had 5 working days for the finance and then a further 5 working days before settlement (so all docs to be prepared, sent, signed, returned etc). Not recommended. Especially if it's your first time. I stressed to the max, and I've worked in the house sales/purchases field for 7/8 years. Hehehehe
